HISTORICAL EXTERIOR RESTORATIVE WORK: including dismantling four decorative balconies and salvaging terra cotta units for reinstallation and/or replacement with glass fiber reinforced concrete units to match the original terra cotta; dismantling a decorative balustrade and salvaging cast stone units for reinstallation and/or replacement in kind above the entrance; removing and resetting and/or replacing decorative cast stone and brick elements in kind at the ground floor; repairing spalled and cracked terra cotta and cast stone units with cementitious repair mortar and grout and finish coatings as required, and repointing terra cotta and cast stone mortar joints; replacing cast stone window sills, steel lintels and associated brickwork; removing non-decorative masonry chimney and reconstructing the chimney at a lower height above the finish roof; reconstructing parapets and corners with new brick and mortar; replacing existing metal parapet cladding, coping, and railings; reconstructing penthouse parapets as required, replacing existing metal wall cladding; replacing roofing membranes and flashing systems and refurbishing and replacement skylights.


HISTORICAL WINDOW RESTORATIVE WORK: including the replacement of the existing windows throughout the building, including multi-light and one cover one wood and aluminum windows, excluding the stairwell windows, at the basement through the 17th floors and penthouse level, with single, paired and tripartite aluminum window units; the installation of six-over-six double-hung windows and one-over-one double-hung frosted glass windows at the South, East, and West elevation; the installation of six-over-six and eight-over-eight double-hung windows and one-over-one double-hung frosted glass windows at the North elevation.


HISTORICAL EXTERIOR RESTORATIVE WORK: including dismantling decorative and salvaging terra cotta cornice units for reinstallation and/or replacement with glass fiber reinforced concrete units to match the original terra cotta.
