HISTORICAL EXTERIOR RESTORATIVE WORK: many of the decorative terra cotta block window enframements and band blocks had been cracked or chipped over time. The deteriorated elements were replaced with cast stone replicas to match the original appearance. A two-part stain with applied paint flecks was used by the manufacturer to match the speckled variated tone of the original terra cotta blocks. In addition, cutting and pointing of brick masonry joints, replacement of cracked face brick, and replacement of deteriorated window lintels was completed at all sides of the building to bring it into compliance with FISP regulations.
WINDOW MASTER PLAN: a window replacement master plan was prepared for the building to expedite future replacement fillings and ensure a uniform character. MVN coordinated all regulatory filing with LPC and attended public and community board hearings to gain approval for the plan.
