STRUCTURAL CONCRETE REPAIRS: ongoing leaks at the topping slab of the partially submerged concrete parking structure caused substantial cracking and spalling of the rib joists in. the one-way concrete slab. Sound testing of the existing joists was performed and patching repairs or complete form and poured replacements of deficient beams conducted. Once structural repairs were completed a new waterproofing membrane was applied to the structural slab, and a new concrete topping slab poured in place. Existing drains were replaced, and additional drain inlets to improve the system’s overall drainage capacity.
IMPACT RATED GUARDRAIL: the partially submerged structure had a steep drop along one side where the topography fell off that was only protected by a curb and broken guard-rail. To reduce the risk of vehicular accidents, a new impact-rated guardrail was installed along the entire length of the roof edge.
RE‐ORGANIZATION: the existing layout was re-organized to introduce additional parking spaces and allow the building to provide a dedicated accessible van parking spot for residents.
